  • Investments offering low overall leverage, distributable cash flow from operations, and consistent returns over an extended time horizon
  • Investments producing minimal current income, a short estimated hold period and higher leverage; most of the return results from a capital event such as refinancing or sale
  • Investments presenting opportunities to acquire land or an existing property for future development or conversion; these typically are speculative, highly leveraged acquisitions that provide little or no cash flow during an interim period but a higher rate of return in the future
